What will the general rebuilding process look like for my home?1. Hazardous Material Clearance The EPA, under FEMA’s directive, is responsible for surveying, removing, and disposing of hazardous materials from properties affected by the fires. This service is provided at no cost to residents and is already underway. You can check the status of your property’s clearance here. 2. Debris Removal & Site Clearance The Army Corps of Engineers, in coordination with FEMA, the State of California, and Los Angeles County, oversees debris removal, including clearing ash, burned structures, and (if requested) foundations. Homeowners can opt in or out of this program through Right of Entry forms. You also have the option to hire your own contractor for debris removal and apply for FEMA reimbursement. 3. Financing & Insurance If you haven’t already, begin by filing your insurance claim. If additional financing is needed, PEID has strong relationships with contractors experienced in insurance claims, property damage assessments, insurance claim attorneys, and private adjusters who can help navigate this process. 4. Planning & Pre-Construction We partner with top-tier architects experienced in rebuilding in Pacific Palisades and Altadena. We highly recommend starting with a feasibility study, which PEID can help coordinate. This step includes: A conceptual design for both interior and exterior architecture A code study to assess lot restrictions A preliminary budget estimate for construction and interiors 5. Permitting & Approvals Once your plans are ready, permits must be obtained before construction begins. PEID has extensive experience working with the City and County of Los Angeles to secure permits, and we collaborate with expediters to streamline the approval process. Given the emergency nature of rebuilding, we anticipate some red tape will be eased to help homeowners rebuild faster. 6. Construction & Project Oversight Once permits are secured, construction begins, with scheduled inspections at key milestones. PEID works exclusively with world-class contractors and will manage the entire process, ensuring seamless communication between architects, builders, and vendors to keep the project on track. 7. Furnishing & Move-In After obtaining your Certificate of Occupancy, it’s time to make your house a home. PEID will source and curate furnishings that fit your style, transforming your rebuilt space into a place where new memories can be made.

If my foundation is still intact, can I reuse it?Possibly. However, you’ll need to have it inspected and certified by a licensed structural engineer to ensure it meets current safety codes before reuse.

Can I rebuild the exact same home? What if I want to make changes?Yes, but there are some limitations. The City’s expedited rebuilding process allows your home’s footprint to increase by up to 110%. Interior layout and finishes can be changed freely, but major structural modifications (such as adding square footage beyond the limit or building a basement) will require additional approvals, which may add 3-6 months to the permitting timeline.

How long will it take to rebuild?On average, expect a timeline of 18-24 months: Architecture & Design: 6-8 months Construction & Rebuilding: 16-18 months

Are you a licensed architect?No, PEID is a full-service interior design firm, but we collaborate with Los Angeles’ top architectural firms and can recommend the best fit for your project. Many architecture firms don’t offer interior design, so bringing PEID in early ensures a seamless integration between your home’s architecture and interior aesthetic.

What does PEID specialize in?We specialize in high-end residential interior design and full-home renovations. Our full-service approach means we handle everything from: Architectural collaboration & construction drawings Selection of all materials (flooring, countertops, cabinetry, etc.) Project management with builders & contractors Comprehensive budgeting & vendor coordination Sourcing and purchasing of furniture, lighting, art, accessories, and custom/bespoke pieces Overseeing installation of all materials and furnishings from beginning to end

How much should I budget for furnishings?Our typical furnishing budgets range from $75–$200 per square foot, covering everything from furniture and rugs to art, lighting, and home goods like bedding and kitchenware.

How do interior designers charge for their services?Every firm structures pricing differently. PEID charges an hourly fee for design and procurement time. Materials and furnishings are sold at our wholesale rate plus a procurement fee, this means clients pay essentially retail pricing, while we handle all the legwork—curating selections, managing orders, and coordinating logistics.

How can I ensure my builder and contractors aren’t overcharging me?While pricing fluctuations are inevitable in a post-disaster market, PEID only works with highly reputable builders we trust. We also recommend: Getting at least three competitive bids Consulting with independent estimating firms to verify fair market pricing

I’m unsure if I can afford interior design services—what should I do?PEID specializes in full-home renovations and whole-home furnishing projects, which typically align with properties valued at $3M and up. If your project falls outside this scope, we’re still happy to offer a free consultation to help you take the right first steps and connect you with the best resources for your rebuild.
